It will also have a new deck adjoining the sunroom come spring. A new 50-foot pier and 20-foot, fully-equipped, Weeres pontoon boat are yours to enjoy during the summer months.

We live in Madison's walkable neighborhood dubbed "A Place for All People." Within a few square blocks you can walk to the food co-op, independently owned restaurants of all sorts, coffee shops, two different bakeries, pubs, nightclubs, unique businesses (e.g., Red Sage Acupuncture/Herbal Medicine, St. Vincent DePaul's Thrift Store, Off The Beaten Path Yarnhouse), and well-maintained city parks.

The Willy Street neighborhood boasts half a dozen music/street festivals throughout the summer and has several bars/clubs that support a vibrant music scene. We are on a popular biking/jogging path, which is part of a county-wide network of trails that make Madison one of the most bike-friendly cities in the country. Madison is one of the country's top canoe towns (according to *Paddler* magazine).

When winter comes, a vast cross country ski/snow shoe/dog walking landscape is yours just by walking out the back door and onto the frozen lake. Or, enjoy winter by watching the rest of outdoors-y types from the comfort of the toasty warm sunroom.

Our block is made up of friendly and respectful neighbors who get together four times a year for a potluck, which you can take or leave, of course.

Regular maintenance that we would require is watering the garden during hot days in the summer, filling up the water softener with salt, and generally looking after our home. Lawn/garden care, snow maintenance, cleaning are all negotiable.
